Enabling development of Magna Carta Park, Surrey

Development of Magna Carta Park will provide private and affordable housing, an Extra Care facility and student accommodation. The development proposes refurbishment and demolition of disused buildings in addition to new construction. Art Estates appointed The Ecology Consultancy to help obtain planning permission, ensure compliance with wildlife legislation and advise on important ecological aspects of the site.

Reptiles surveys, badger surveys and bat surveys all confirmed presence of each species on site. To enable works to proceed, we obtained a bat licence and agreed a phased approach to demolition. Bat mitigation included compensatory roost sites consisting of a bat loft and bat boxes built into the new construction or attached to retained buildings (some Listed). We also provided advice on a lighting regime and landscape design that was sympathetic to bats.
